Apples and oranges. One man's garbage is another man's treasure, Eye of the Beholder, Subjective viewpoints, yadda, yadda, yadda. Call it what you will. You cannot hide behind numbers and stats. Artists have always been the unwitting scouts for that particular class that always benefits from these kinds of of Real Estate Development schemes.
As noted above, people will still stay away. Until something is done for the people already there, nothing coming in will make any difference. It IS Gentrification!

As for the typical ignorant statement of "Gentrification is coming"..I would like to know exactly how gentrification is coming? When 99% of the housing in Mott Haven is housing projects and section 8 housing (and the like), how does an area become "gentrified?" The 1% of free market buildings in the area does not gentrify an area even if the rents on those 1% of buildings go to $4,000 a month for a studio apt...b/c the other 99% of Mott Haven is housing projects and section 8 housing. Sorry folks, gentrification is NOT coming to Mott Haven, but a REVITALIZATION is already here and going strong. Don't know the difference? You should.

I am happy to say with the overwhelming number of housing projects and affordable housing developments throughout Mott Haven, I have the utmost confidence that there will be little to any "displacement" no matter how popular the area becomes. The only people that are being displaced are those being displaced due to the artists moving into the few free market buildings in the area...otherwise there would be no displacement. The more artists that come to the area and move into the free market buildings, the more displacement there will be. Unless the artists somehow move into the housing projects or swarm into section 8 housing, there will be no other displacement in the area.
