A new complex in Mott Haven is now accepting housing lottery applications for 164 apartments that fall under the federal affordability guidelines.

The development is located at 445 Gerard Avenue, at the corner of 145th Street and the Grand Concourse, three blocks from the 2/4/5 train station and Hostos Community College.
The development began leasing in May. The affordability guidelines the developer lists are for families earning between $54,035 and $115,280 and 80 percent of the federally-established area median income. Apartments range from studios to two-bedrooms. Monthly rents range between the mid-$2,000s up to the mid-$4,000s.
The complex lists 4,000 square feet of combined outdoor courtyard space, screening, lounge, and game rooms, 24/7 concierge service, shared workspace, gyms, and a yoga room. The buildings include open kitchens, energy-efficient windows, hardwood finish plank flooring, washers, and dryers, a pet spa and dog run, and 9,000 square feet of retail space, including an organic grocer and a deli.
The buildings also feature a video intercom system, automated 24/7 package delivery management, building-wide internet service, and a partnership program to connect residents with local businesses.
